Job Summary

Provides first line response for a wide variety of maintenance requests and needs within the MH building areas assigned to the FASTech. Conducts safety and facility/asset inspections per standard checklists; responsible for building a customer-oriented relationship with staff in the FASTech`s assigned areas. Assists in the minor routine electronic, mechanical, plumbing, electrical, carpentry and HVAC maintenance and repair activities on various hospital systems. Support response to facility/maintenance emergencies. 



1. Purposefully and continuously interacts with customers in assigned building/floor area(s), in order to establish customer awareness of FMS`s attention to detail and a trusting, caring relationship with patients, families and other members of the public. 
2. Routinely asks customers for feedback, advice, and ideas on service improvement.  Works to become an important, relied-upon asset for care-givers. 

3. Conducts inspections of facilities and assets to ensure proper operating condition, aesthetic appearance, and hazard prevention.  Inspects and tests egress and fire doors. Pays particular attention to checklist of JCAHO items provided by supervisor.
4. Takes action to repair problems identified in inspections or submits a work order to Central Dispatch so that other trades and resources can be dispatched to resolve the issues.
5. Logs all work orders resulting from own inspections and surveys, including work orders assigned to self, into work order tracking system. 

6. Daily checks on status of all open work orders that apply to assigned area and takes appropriate action to expedite resolution. Ensure closure of self-assigned work orders when they are complete. 

7. Provide FMS supervisor information that supervisor needs to measure effectiveness of FASTech to deal with a workmanlike volume of maintenance items, to satisfy supervisor`s inspections of FASTech`s assigned areas and to satisfy reasonable expectations of unit managers and patients. 

8. Responsible for first response on leak and flood control and containment. 
9. Uses tools and equipment appropriately.  Knows when and how to use tools and equipment to perform the job in an efficient, effective and safe manner.  Consistently uses tools and equipment correctly on the job.
10. Provides the information necessary to maintain the system of metrics designed to measure FMS effectiveness at timely responsiveness to work order tickets created through appropriate dispatch service.  Adjusts work activities and timelines as necessary to optimize response time on work order trouble tickets (e.g. average time to close tickets). 

11. Maintains and contributes to a safe work environment.  Adheres to all safety policies, procedures and practices, including the wearing of protective clothing and gear.  Consistently uses tools and equipment correctly on the job.  Reports accidents promptly and corrects or reports safety hazards. 

12. Perform other duties as assigned.

13. This position requires a level of knowledge ordinarily acquired through completion of High School or GED. Continued education in a formalized technical or trade school or in an approved training program is highly desirable and may substitute for some portion of the experience requirement. 



3 to 6  years experience in the particular area of technical specialty in a healthcare or similar general maintenance capacity. Additional experience may substitute for formal education. Must be able to demonstrate general technical knowledge of equipment normally associated with their area of expertise. 






Physical requirements include ability to: walk, run, climb, crawl, sit, stand, twist, bend, stoop, squat, kneel, and lift/push/pull up to fifty pounds.  Job requirements include general vision, hearing/listening, speaking English clearly, touch/feel with hand, finger, dexterity and sensitivity. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.



Must be physically able to perform manual work involving lifting, working in confined quarters, and considerable walking; and physical capability to climb ladders and scaffolds.


Uniform requirements: Dark blue slacks and shirt, black or brown belt and conservatively styled work shoes or boots. The Methodist Hospital identification badge must be worn at all times.

The noise level in the work environment is usually moderate.

Must be able to rapidly respond to fire and other emergencies throughout the complex.  May be exposed to various environmental conditions such as cold, heat, dust, fumes, confined spaces, electrical/mechanical or pressurized equipment.  Employee could be exposed to various medical and chemical hazards.
