SUMMARY Operates equipment in the Central Utility Plant and West Pavilion Plant, as well as plant equipment in the Annex and Scurlock buildings in compliance with operational procedures established by the Shop Manager, Power CUPlants. Directs the work of lower level engineers on more technically complex maintenance repairs and operations. Performs or oversees daily water control tests on boilers, condensate, cooling towers, and chilled water systems. Adjusts blow down and chemical dosage to keep systems within set limits. Regenerates softeners as needed. Completes daily plant production and water treatment logs. Performs preventive maintenance or equipment repair as assigned. Operates the boilers and chillers efficiently and safely.
DUTIES AND RESPONSIBILITIES 1. Operates, maintains and repairs the Central Plant equipment under general supervision. Operates, maintains and repairs West Pavilion Plant and Annex Plant equipment and Scurlock 3 boilers and associated equipment without direct supervision. Usually guides the work of lower level stationary engineers on more complex maintenanceor repairs. Correctly starts, operates and shuts down the equipment described above as loads or conditions demand. 2. Provides training of personnel in the safety standards of the general operation, maintenanceand repair of equipment. 3. Promptly informs maintenanceand Shop Manager, Power Plants when Plant problems occur that affect building operations such as, but not limited to improper chilled water temperature, steam pressure, oxygen pressure, etc. 4. Conducts routine periodic readings of assigned equipment, entering remarks on log sheets. Reacts to unusual readings or activities and informs manager of same. Properly completes Daily Plant Production and Water Treatment Logs. 5. Follows instruction manual and established procedures when performing water control tests, regeneration of water sof10ers and adjusting chemical feed pumps. 6. Makes quality equipment repairs utilizing manufacturer`s equipment utilizing established lubrication charts, manufactures equipment manuals, proper tools and techniques. 7. Performs quality preventive maintenanceon Plant equipment utilizing established lubrication charts, manufacturer`s equipment manuals, proper tools and techniques. 8. Uses tools and equipment appropriately. Knows when and how to use tools and equipment to perform the job in an efficient, effective and safe manner. Consis10tly uses tools and equipment correctly on the job. 9. Provides the information necessary to maintain the system of metrics designed to measure FMS effectiveness in a timely response to work order. Creates work order tickets to reflect jobs performed, assigning asset numbers to work order tickets when appropriate. Adjusts work activities and timelines as necessary to optimize response time on work order tickets. 10. Maintains and contributes to a safe work environment. Adheres to all safety policies, procedures and practices, including the wearing of protective clothing and gear. Consis10tly uses tools and equipment correctly on the job. Trains personnel in all policies, procedures and practices relating to safety. Reports accidents promptly and corrects or reports safety hazards. 11. EDUCATION REQUIREMENTS This position requires a level of knowledge ordinarily acquired through completion of High School. Continued education in a formalized technical or trade school or in an approved training program is highly desirable and may substitute for some portion of the experience requirement below at the direction of FMS leadership.
EXPERIENCE REQUIREMENTS 5 years practical experience as a Stationary Engineer, or a graduation certificate from an accredited engineering school with at least 2 years practical experience, or a Texas Department of Labor Diploma showing completion of a 3 year course as an apprentice engineer and 2 years practical experience .
CERTIFICATES, LICENSES AND REGISTRATIONS REQUIRED Current Stationary Engineer,1st grade license.
SPECIAL KNOWLEDGE, SKILLS AND ABILITIES REQUIRED 1. Must have the ability to effectively communicate concepts, standards and instructions to others verbally and in writing. 2. Must possess the strong technical skills and must have sufficient service with the Hospital to acquire a complete knowledge of relevant systems and equipment, or alternatively, brings a specialized body of knowledge which may be applied with less service. 3. Knowledge of associated computer operation and programs may be required. Expected to work with MS Outlook, Excel, Word and other programs as well as the BAS. May be expected to create or modify forms to monitor the metrics of the plants. 4. Must have strong interpersonal skills as-well-as the ability to build and sustain relationships with colleagues and customers.
